My apartment had a nasty cockroach infestation they tried to blame me for and wouldn't sent pest control to fix. Neighbor also drugged and assaulted me. Different neighbor tried to break into my car.

Sep 11, 2024Anna: I show that you moved out of this property in 2021, therefore, I am not sure why the late review. However, I do see where you owed the owner money after move out that had to be sent to a collection agency. This building has a monthly pest control company spraying, therefore, your "nasty" apartment may have just been your house keeping skills or lack thereof if you were being 'blamed'. Getting drugged or assaulted is obviously a huge problem. I assume you called the police, although, we did not ever hear about this that I am aware, and we receive police reports daily. Thank you for paying the collection agency your balance due and I wish you the best in the future.
AVOID THESE SCAMMERS. Terrible staff to deal with, any deposit you give will be 100% scammed from you. I gave a deposit before signing a lease, found a better spot that was much more kept and was refused on getting the deposit back. Dealing with these people will be a nightmare AVOID AT ALL COST. edit: The reply is just more bullshit, when you are applying in person they tell you no worries you can get this deposit back if you change your mind up until then. Seriously stay away all of these reviews are legit, this company is awful.

Sep 11, 2024Our application does state that the unit will be taken off the market and held for you at the time you apply and place a deposit. We do not allow anyone else to look at or apply for this unit once it is being held for you. You have 48 hours to back out and get that deposit back. You backed out after this time, therefore, it is only fair to that property owner to retain the deposit from you since no one else was able to look at it, apply for it and we stopped advertising it for rent. Please read legal documents prior to signing. Our application if very detailed and this process is disclosed. I'm sorry that you felt we deserved a negative review on a policy that you were aware of from the beginning.
I was overcharged a small amount in addition to my automatic rent payments by RIS over a period of a few months. When I realized the mistake, I contacted the office and explained the problem, RIS acknowledged that I had been overcharged. Despite this, RIS refused to return the money that had essentially been stolen from me. This unscrupulous behavior is unacceptable, which is why I am no longer a client of RIS. I uploaded the updated LLI the day it renewed. Furthermore, I was also falsely charged the previous year despite having uploaded a policy. I upheld my end of the bargain, but RIS can't acknowledge that they failed theirs. Sometimes, you just have to eat the cost of failure, Kimberly.

Sep 11, 2024Emily: I looked back on your account to see what you are talking about and I am a little surprised by your negative review. The charges that you are speaking of, were for LLI insurance that is required if you do not have your own renters policy loaded to your portal. I understood that you had tried to upload your renters policy, but that it had been "invalid" and you began getting charged for the LLI insurance. I hope you understand that you were both getting emails from AppFolio warning you that your renters policy was invalid and you were getting charged by them. You both opened those emails for three months before contacting me, that is in our records, and on your portal still. We got your policy loaded properly and went to bat for you with AppFolio to try to get you a refund for the three prior months of insurance that you were charged. RIS did this for you, even though it wasn't RIS that received this money, nor was it RIS who would need to return it. They denied two of the months because it had been too long and the insurance coverage had been provided, but they did refund you the month we were currently in. Your response to me was: "That's okay! We can take the reimbursement as cash and call it a day :)" I am not sure what has happened from that point to now, but I am truly sorry that you feel this way to give us a negative review. I also want you to know that the emails AppFolio was sending you letting you know of the insurance requirement and charges, only go to the tenants, and not to RIS. It is your responsibility to respond or ask questions earlier. I know you said you got ahold of me when you "realized" the problem, but in fact you were notified for three months, each month prior. I wish AppFolio would have refunded you the $9.50 for the all three months, but I also understand their point that they had notified you and that they had provided the insurance to you for those earlier months. Sep 11, 2024I am sorry that you feel this way. Managing your house that you eventually moved back into is not something I would have never recommended. I do feel that we bent over backwards to satisfy and help you, therefore, I am sorry that you still feel this way.

Your response is laughable and although I appreciate you sending me the full reconciliation check, there is still the fact that you refused to pay me back for parking and utilities I didn't use, as well as the rest of the damages found when I moved out. It's easy to hide behind a keyboard instead of actually taking responsibilities for your actions. None of the workers were scared of me and some even helped me move. The only ones afraid are you because you know I have evidence to take you to court. Which is why you denied me a walkthrough. I wouldn't want to rent from you if you were my last choice. I'd rather sleep under a bridge. See you in court! Kimberly and Cheryl are the absolute worst property managers I have ever had the displeasure of working with. I rented my studio with the impression that it was renovated. 9 months later, they kicked everyone out of the building for construction that "had to be done." We were told we would be in the hotel for two weeks. They continuously extended that time, and as of now, everyone is STILL displaced in hotels. It has been nearly TWO months. There were a ton of other issues even before they told us we had to be out with the crews that were hired. Fire alarms being set off, construction starting two weeks early, and then crews starting to work at 6:30/7:00 am. Those are just a few. When I contacted RIS, I was told to deal with it and that if I didn't like it, to break my lease. When construction started and we moved out of our home, I had a security camera plugged in. We were told nothing would be moved and that it would just be covered up with plastic. EVERYTHING. I mean EVERYTHING in my home was moved. Only half of my belongings were actually covered. When I said something, my camera was disconnected. When I called the office about it, I was told that it is "weird to have a camera in your home and be watching the crews." I was also told that I was not allowed to enter my home to reconnect it. After paying rent. I was again pushed to end my lease. A few weeks later, I went into my home to grab some things (a month after being kicked out at this point) and found belongings thrown everywhere, next to the toilet (which was in the tub), furniture broken, etc. Nearly $500 in damage by the time I found everything. They will only reimburse me $350. They refused the rest. Everything is also heavily coated in a thick layer of dust and grime. When moving out, I found a workers entire set of keys in my door, with my home unlocked and the door propped open. The halls were also full of equipment to the point where I couldn't move furniture out if I wanted to. I called the after hours number to get things moved because I couldn't find anyone and I had their car keys (left in my door). I received a text the next morning from Kimberly stating that they were scared for their safety and that I had lost the privilege of a walkthrough of my home and I was no longer allowed on office property to even turn in my keys. they are entering peoples homes for "inspections" while they are displaced WITHOUT notifying them and issuing eviction notices if they don't like the state of the home. This is also the SECOND TIME IN A YEAR that they have kicked people out of these buildings for "renovations." Again, this is just a drop in the bucket compared to the shear amount of horrible experiences this company has put me through just in the last two months. Before that, they were fine. Never really had an issue. But the way that they are handling issues during this time is unacceptable and pushing people to break their lease and then giving them FIVE DAYS to find a place, have an application processed, sign a lease, do a walkthrough, AND move by themself with a three year old is INSANE. And then ending the acommodations before I was even out of my home or moved into my new home, let alone the fact that I hadn't signed anything stating I was terminating I said I was "toying with the idea." and I had already paid rent!!! INSANE. DO NOT RENT FROM THESE PEOPLE THEY ARE TERRIBLE.

We do our best to help owners during tough situations, to provide the best solutions for the residents who are caught in the middle. Unfortunately, we found you absolutely impossible to please and to deal with on the daily basis. When we were notified of an emergency plumbing situation in this building, we offered to you to take advantage of this situation and break lease to move out, without any penalty. You, at that time, said it was rude that we offered this. Again, you are impossible to please. You, among many others, took the owner up on his offer to put you in a very nice hotel, at his expense. Yes, the pipe replacement was estimated at 2 to 3 weeks. The plumbers ran in to problems and this time double for some of the residents to be able to come back to the apartments. We understand the frustration of this emergency repair and the length of time that it took to replace. It's not like the owner decided to remodel and kicked everyone out, as you have implied. Some tenants were getting flooded Faith, and the pipes had to be replaced in the whole building. I realize this flooding maybe wasn't affecting you, but please have compassion for your neighbors, who were suffering. The owner did the right thing, spent the money, and took care of the problem correctly. Yes, current tenants suffered a long stay at hotels or family's homes, but most people have understood that this was not an RIS issue and have been thankful for the things the owner did for them, like provided hotels, gave free rent, gave $100 gift cards for new groceries and quarters for laundry. The apartments were cleaned prior to anyone going back home. Your wasn't cleaned because you decided to move out while the construction was still taking place. This was your doing and you treated the plumbers and all work men over there like complete trash. You were mean and rude. When grown men are afraid of you, you know there is a problem. Your mouth is not going to get you very far in life Faith, but I wish you the very best.
