I wish that I could leave a more negative response to this failure of an "Realty company". My family and I just left this month on the 1st. We were sent out a 30 days notice for no reason why last month. And now refuses to return our deposit from an previous company that we didn't know sold the building. Also,charging us for 900 plus dollars for a unit that we're not even living there anymore let alone living in the same state as of now. This company should go out of business immediately and never reside over any apartments. If you don't want to get evicted for no reason or ripped off find something else other than this obviously useless company. No one should rent from these people EVER!!!!!!

Juandero- You left your apartment prior to notice, thus still responsible for the rent. You left your apartment a complete disaster, thus may accrue additional charges, however that is NOT known yet, as a deposit release will not be completed until the proper time. The sale of property has been known to all residents, as we have had several communications regarding the sale. We are following landlord tenant law and the lease agreement. I do hope you have a better understanding of landlord tenant law and your signed lease agreement in your future rentals so that you are better prepared to handle the outcome. Worst place to rent from in Lincoln, NE. My boyfriend rented from RIS and will NEVER again. Jennifer is incredibly rude (see responses from other complaints on here) and will not answer or return your call if needed. Tried to charge an extra months rent when a proper notice was given (30 days). He simply asked one month if he had any credit to his account and she replied with a rude, snarky response and ZERO help logging onto the portal. It is VERY clear she is miserable and hates her job. Please steer clear from this company who just wants to take advantage of people during an already trying time. There is a good reason this place only has 1.5 rating.

Bailey: I am sorry that you felt giving a bad review was the way to handle your frustration concerning your boyfriends move out. As you know, the 30 day notice is required on or before the 1st of the month in order to vacate by the end of that month. His notice was received a little late, yes. However, we let him know right then that he would be responsible for the next months rent if the unit was not rerented. I am sorry you felt Jenn was rude, sometimes we sound like a broken record here explaining the lease, notices, laws, and policies. When we are quick to respond, it can be short. For this, I apologize and will give the whole staff a little reminder to slow down. On the other hand, your boyfriend never turned his keys in as required. We could have got in there and given the unit a nice coat of paint and a good cleaning to help rent the duplex quickly, but this didn't happen until the middle of the month since he did not give up possession. (by properly turning in the keys to the office at the end of March) We assumed he kept living there or held possession in the month of April since he was responsible for the rent in April anyway. Many people decide to do this, so this is not unusual. This delayed the rerenting of the unit. We can only do so much and explain so many times, when tenant isn't helping his own self. I'm sorry that you feel your BF does not need follow any rules, guidelines, or lease agreement. We did our best to explain to him, gave him move out guidelines in writing and answered questions the best we could. If we could have rerented the unit, he would not have been charged any rent after that new person moved in. The fact we couldn't get him to respond on April 1st to see if he was going to give up possession still and turn in his keys, is not the fault of ours. He finally responded to a text on April 13th and told us he left the keys inside the duplex. We have no idea when he did this, since we were not notified. Kimberly

We really enjoyed the house we were wanting to rent. We weren't happy that we had to pay the deposit up front for them to even look at our application but we did it because we really loved the property. They neglected to tell us and neglected to put on their website that your cosigner has to have FIVE TIMES the rent. The rent itself was $1550 so that means our cosigner would need to make approximately 93k a year!!!! If we had a cosigner with that income we would not be renting!!! Absolutely disappointed and waste of our time. 0/10 Do not recommend if you need a cosigner.

We never assume someone will need a cosigner until we receive and process and application. When a cosigner is needed, the requirements are right on the application. The cosigner needs to make 5 times the applicants share of rent, so if there were two of you, you could have both gotten a cosigner for YOUR share of rent. This is very common to have set requirements for the application process and we stick to those requirements for every applicant. I sincerely hope you found somewhere to live that you love.

4 Months back I showed interest in a 1 bedroom apartment on 13th and D filled the Application form out over the weekend. Called on a Monday letting them know I would be dropping the application off along with the $50.00 Application fee plus at least $100.00 partial of the $600 and explained housing authority would handle the remainder. Got told the Apartment I looked at was rented that same day!!! Mind you I'm on disability and I knew I was discriminated against. RIS is very lucky I didn't file a discrimination lawsuit against them. YOU GUYS KNEW I WAS ON DISABILITY shame on you.

Rich: We have many residents on disability and many of our owners do accept LHA, although not all - their choice. We have the same approval process for all our applicants. We accept an application first come, first serve and do not accept multiple applications for the same unit. I order to apply, we do require the application be filled out by all persons who will occupy the unit, the application fee's and the full deposit in order to hold the unit just for you.(a letter of guaranty of deposit is fine) We continue to hold that unit off the market to any other person until the first applicant is either approved or denied. I'm sorry the apartment you wanted was rented prior to you coming in to the office. Your claims of any mistreatment are invalid, but nonetheless, we are sorry you feel this way.

Beware as when you move out they find any & every way possible to keep your deposit AND charge you for things they legally can’t deduct!

Linda: I am sorry that you are unhappy with the charges upon move out of your son's apartment. The apartment was not in good condition and had not been taken care of at all. We try our best to be fair to the tenant, but also protect our owners that we manage the property for. This owner paid for many items wihtout charging your son prior to being able to rent the apartment again. I felt the deposit release was very fair to your son, with regard to the condition he left this apartment. Kimberly

We have had very mixed feelings about this company. Some months are good while other months not so much. Our first apartment through RIS was good, at first. Then slowly starting getting worse. So we moved to another place the RIS owns. And that place, with it being more space, was really bad. I’ve never had so many problems living in a place for one year. Edit: I also do want to point out too, at our first apartment when we moved out, we cleaned that place so damn much and made it spotless, just to be charged our entire deposit for “cleaning”. This company is a joke.

I looked at your maintenance requests for the year and I see two, both of which were handled. I would just appreciate hearing from you if there is something we can improve on. We do not own the properties that we manage. It is our responsibility to manage the property for the owner, which does include performing a deposit reconciliation and withholding cleaning charges. We do our best to be fair to the tenant, while upholding our contract with the property owner. Do not, I repeat do not rent from this company. They displaced a disabled person who had no means to relocate. They gave no reason for the displacement whatsoever. She lived there for 5 years, they received a bonus from Lincoln Housing Authority when she moved in (likely 200.00) along with the deposit. She had a crack dealer upstairs from her that she put up with, squatters in the laundry room constantly breaking in...they boarded up the laundry room so she couldn't use it for an extended period of time. The property manager was only seen on the property when showing vacant apartments. When she moved in there were issues mentioned they didn't even attempt to resolve. They charged her for paint 650.00 in a unit she lived in 5 years.. Don't move here they are heartless uncaring people.and in 3....2...1...Kimberly will respond with her defensive responses like you will see in other reviews in stead of doing better and making changes .

Hi Eric. As you know, your sister smoked in her apartment the entire time she lived there. With that, she accepted the terms of the lease which state that she would be responsible for smoke damage when she moved out. I'm sorry that you felt the charges were a lot when you did try to help your sister out by cleaning up what you could, but the pictures provided to me show how much more really needed to be done. I think it's awesome that you are such a wonderful brother and try to help out family. Good for you!
