literally the only apartment management I've wanted to stay with. They're not perfect but they set a good standard.

They work with very CHEAP owners. Nebraska RIS made me go days without A/C because their cheapest option wasn't available. My dog was not doing well in this heat and she had to spend time at my mothers house until they got to me. I called around and multiple Heating & Air Companies were willing to go out, that night. They hired an exterminator that sprayed only in my apartment when the entire building was infested. I had to deal with COCKROACHES the entire 6 months I was here and asked multiple times to get it taken care of. The COMMUNICATION within RIS is horrible. Not a single maintenance request was completed from my move-in checklist and it was because "I never turned it in". Sure enough, I had but they do not care about their tenants. Just do yourself a favor, and stay away.

Aug 10, 2021Alexzander: You are correct that we manage property for other people who own them. I am sorry that you feel some of the owners are "cheap". When you own property some day, I know that you will realize that waiting a day in the heat, might be worth not paying overtime when that bill will be yours to pay. All of our owners are willing to spray for bugs and it sounds like your apartment was also sprayed. I am not sure what else an owner can do to try to control roaches if they are spraying. We use the one of the most respected pest control companies in Lincoln. I am sorry that you did not have a positive experience.

Nebraska RIS is an awesome property management company offering reasonably priced apartments in and around downtown Lincoln. We rented an apartment for our son just before the covid pandemic in 2020. The apartment was located in an historic building near downtown which was well maintained and close to everything! Everyone in the office was so easy to work with! Kimberly was especially kind, compassionate and communicative when our son began to have difficulties during the pandemic.. Property Management is THE hardest job, yet she was so patient and respectful. I will always recommend NE RIS. We are truly grateful!

So far my renting experience has been nothing but positive, I haven't had to deal much with the office or my property manager, I've paid my rent on time so there has been no issues or anything. The one time I did put in a work order for my oven, it was fixed within a few hours, which I was pleasantly surprised given it was a Friday afternoon so I was assuming it'll be at least Monday when they even came to check it out. The only iffy thing I have to say was when I was shown my property I asked about the neighborhood and the woman who showed me it said she couldn't tell me anything because of HIPAA laws. Now I had to have a good chuckle with my mom, who has been a nurse for many years and we all come from a long line of nurses, HIPAA laws have nothing to do with Realtors or property ownership. I don't know about laws but I was hoping she would inform me on how it compared to other neighborhoods given I was brand new to Lincoln so I didn't know much. Edit: I wrote this review three years ago, year into my stay at my apartment. Overall, nothing changed. I filled out several maintenance requests over the last four years and they were all fixed or addressed in less than 72 hours. I have seen so many bad reviews for this company but for the most part I don’t see why, they were nothing but responsive with all of my questions and concerns. The ONLY thing I will say is I would think if you have a current tenant wanting to move for a little reason (my reason is I want a dog so bad lol), you would want to do anything in your power to find them a property and work with them. They are pretty strict on when you can put in your 30 day notice or you’ll be charged The next month or whatever, but that makes it hard when you were trying to line up showings of certain properties and they will only hold the new property for two weeks if you put down a deposit. I think that’s a little bit of a mess, so unfortunately I did have to find another property but I’m sad to have done it.

I am so glad to hear that our agent did respond correctly by telling you she could not give her own opinion on the neighborhood but it is due to licensed law in the state of NE. (Not HIPPA :) The Lincoln police department does have public sites on-line that will give sex offender information as well as police calls by address. However, our agents are not allowed to give out general information about the make of a neighborhood in any way. We can, however, speak of landmarks that you may have been interested in living close to ect... Anyway, it sounds like you found a home and we hope you enjoy your stay! I'm moving back to Lincoln this summer and looked into RIS. I found a couple of places and attempted to contact them, during their business hours, and it took them days to respond. I tried calling and leaving a voicemail, texting, and email. THEN when I got in touch with someone, either the house I was interested in (the day they posted it to their website) was already pending an application or they said I was put on the wait list. Today for example, I got off work early because they told me the earliest they could show a home was at 10:15am. I got a text around 9:30am saying the house was pending an application and a deposit , which had a hold on a house. I told them I didn't want to complete a showing (prior to scheduling one) because it was exactly what I wanted. They said they really preferred to have people view the houses prior. Overall, it was just a really annoying and stressful process to even get in touch with them. Especially since I had already completed the application and the cosigner application, just in case.

Aug 10, 2021Caitlyn: Houses for rent and for sale are very hard to come by. The market is very competitive. I am sorry if you felt that you waited a day for a return call. Obviously we are very busy, but we will try to improve our returned calls turnaround. I'm sorry that you felt we deserved 1 star because you have missed out on a few rentals. The market and the number of people looking to buy or rent is really out of our control. Best of luck to you in your search for a new home.
I've had a good experience with them so far. Apartment is clean, grass is mowed and unit is sprayed monthly. Neighbors are respectful. Jennifer, my property manager, has been very prompt with responses and maintenance updates. Nebraska RIS has been fair, going as far as issuing credit towards rent due to maintenance issues in the apartment. Nebraska RIS was the first company willing to rent to me for the first time and I was given lots of information. Betsy, the admin assistant, was a great help and communicated effectively. I will update my review as time goes.
