I was a for sale by owner and Ben submitted an offer. The offer contained a contingency which made the offer undesirable. When I refused the offer (explaining my reservations about the contingency), he repeatedly sent condescending remarks to me via text message, including: "You are not doing this correctly." "You have no idea what you're doing." "Hard to sell your house if you don't actually want any offers that come in. Smart." Such messages persisted for two days after my refusal. It seems to me the professional (and advantageous for a client, frankly) response to a perceived naive FSBO would be to assist them through the process instead of badgering and bullying them. I've since sold my house and am certain that avoiding Ben in a real estate transaction was the right decision. And that contingency clause? Still hasn’t been met three months later... doesn’t matter what the offer amount is if it doesn’t close.
