I was told I was pre approved when I wasn’t. Multiple last minute questions in which they already had the answers to. Then the “processor” was changed and more of the same questions. I ended up wasting over $5,000.00 and never got approved. Very disappointing.

Aug 16, 2022Thank you for your feedback. We always look at reviews as a way to know what changes need to be made to our systems and process. While I totally understand your frustration, please know that you were pre-approved based on the information that you provided us at application. However, we depend on accurate information from the borrowers that we work with. In this case you failed to let us know that your new job is as a 1099 independent contractor. As you are now aware - when you are working as an independent contractor you are viewed as self-employed. Because you are self-employed, instead of going off your current pay we have to look at your income over the last two years and as you know you did not work most of the year in 2020 and had a low income. Moreover, when you were emailed your application you signed that you were not self employed which was not accurate. It was only when we received your tax returns after weeks of asking for them that we learned that you were an independent contractor. This was frustrating for us because we asked you early in the process (before you ever went under contract) to send us documentation. You never responded to our multiple requests until well after you were under contract. We had even let you know that we would like to pre-underwrite your file so that you could quickly purchase a home. Even with the lower income you were able to get your father to assist you. The issue with closing on the home has nothing to do with pre-approval. The problem is that you are unable to provide proof that you filed your 2020 and 2019 tax returns and proof that you made the required payments of over $14,000 to the IRS that were due. You have told us multiple times that you will provide this information but you have failed to do so. You stated that you paid the IRS with a money order which you must understand is very unusual and difficult to prove. You also let us know your tax prepare passed away but stated that you would visit his office which is still in business and obtain the documentation that we need. I would love to help you get to the finish line and see you purchase this home but you need to be open and forthright and provide the information that any lending company would require.
We were recommended William Pender and his team at CrossCountry Mortgage for our mortgage loan and I have to say I am very pleased with the way they handled the whole process! We had a very strange case and there was a lot of moments were we thought that we just wouldn’t be able to work anything out and get approved. This was our first home buying experience so we really did not know how anything should be but thanks to William Pender and especially Gavin Dewing we were able to get everything taken care of after a roller coaster of emotions! Gavin Dewing was always available and kept us updated with what was going on at all times throughout the whole process! It was a rough case but thanks to William Pender, Gavin Dewing and the team at CrossCountry Mortgage we got approved and closed on our house yesterday!!
