In January I went under contract for my house with APM as my lender. Two days after I had them on my offer, they raised my VA loan to 1% above market assuring me that I was “locked in”. This effectively added 58K to the life of the loan. After talking to my credit union and another local lender, I ended up very close to the market rate with no costs associated. APM determined my rate by how much I could pay and how much I had in my bank account. Everyone else gave me the rate I was eligible for. They are either incompetent or predatory. Avoid at all costs.

Our goal is to help everyone possible, including securing the best deal available and giving each client a personalized & positive experience. Some critical facts to share in response to your review. 1. Many laws and regulations are currently in place to prevent this scenario. Loan officers as an example, are in NO WAY compensated by raising an interest rate and are not permitted to do so (nor is the institution) a. Loan Originator Compensation under TILA (Truth in Lending Act), effective 1/20/2013, is as follows: Compensation restrictions: payments to loan originators, including mortgage brokers and loan officers of financial institutions, may not be based on the terms or conditions of the transaction (other than the amount of the loan) There is no incentive whatsoever for a mortgage lender, broker, or loan officer with any institution to "raise" an interest rate. 2. An unusually long period passed from your initial preapproval (approx. late December) and a home contract secured – mid-February. During this period, it was a very volatile time in the market, where the average interest rate increased substantially for all institutions. 3. This was the only change that occurred. The offer we presented at the time included two options. One option was a higher interest with zero lending costs involved. The other option was more than .5% below the average interest rate in the US (on that day), but we never received a response or feedback until this review popped up several weeks later. 4. We also attempted to reach out directly to see how we could make this right & address the misunderstanding and miscommunication to ensure you saw the below market rate quote we shared but did not hear back. Nevertheless, it’s great that you secured the loan through a credit union and closed successfully. Congratulations on your homeownership & best of luck in the future. -Phil & PJ Crescenzo
