I just refinanced my mortgage. I wasn't real thrilled with the "good faith deposit" but as they said, it was fully refunded when I closed on the loan. Not paying any closing costs makes a HUGE difference. I had one company wanting to add $7000 to the amount I owe in closing costs. Put those numbers on a spreadsheet and you can clearly see what a hole paying those closing costs makes in what you owe down the road. When you dig a hole of thousands of dollars upfront, you never dig out of that hole. Not only did that other company want to add thousands to my loan amount, they wanted so much personal information they made the hassle not worth the lower payment they were offering and they were adding 8 years onto the term of my loan to get that lower payment. Not only did CapCenter save me a little on my monthly payment, but they also knocked 2 years off the term of what I owe. I didn't see any reason not to do it. The transaction went smooth and there was no hassles. These people know what they are doing. I highly recommend.
