Worst lender I have ever dealt with. Extremely poor communication on the fix and flip loan that we have processing with them. Worked with Elijah Reed. They asked for 27 of our past deals, full architectural plans, past permits from our general contractor, and other extremely extensive pieces of documentation before we even owned the home. We paid for 2 separate appraisals. They continued asking for new requirements through multiple closing dates- yes multiple because we had to push closing 3 separate times, and yet made no progress towards the end goal themselves. Did not communicate to title or even let title know they werent able to close on our closing date. Also took over 20 phone calls just to get a hold of any single individual in the company. The most absurd experience I have ever had the displeasure of having.

Be careful with this company. They have good rates but work really slow. And they seem to work at the last minute then rush things. Seem like they have a history of handling peoples files poorly. People please be care with this company.

No one answers the phone, haven't been able to close deal. No receptionist. Products are good, customer service ??? Phone hangs-up when calling the Corporate Office...... After, the response.... still no-one answers the phones.

I had a bad experience with this lender. I would not recommend them. It took me about a month to hear back after sending all my information. I had paid about $500 for an appraisal and inspection that I did not have access to. I have contacted them several times and informed them that I would not move forward without seeing the details of the appraisal and was given the round around. By the time, it was time to close the deal, I know that the price of the home had gone down. I had called over and over to inquire about the appraisal. Nothing was done. Needless to say, I lost the deal. The home was sold for about $75K. The original price was for 94K. I had fees that they couldn't explain. The original interest rate and down payment had changed several times. I definitely would not recommend Lima one capital.

** BEWARE ** Lack of Communication to Attorneys, Real estate agents and their clients. 10 - 20 phone calls and left messages with Peter Cote and not one single returned phone call returned. Deal fell through to their part not communicating with everyone on what needed to be done. had to push closing dates back several times and still needed more time. Could not give us a straight answer of when we could close. Tried calling their office multiple times could not get anyone on the phone.

Would not recommend due to the single fact that they spoof their caller IDs to appear from a local area code.

Carter and Sam really went an extra mile to close one a investment property faster than normal processing time. While all other lenders gave me such difficult time to close, Carter and Sam made things super smooth. I highly recommend this company for your mortgage closing needs!
