Likes to wait until the day before closing to raise an issue about the loan. Happened twice with 2 extensions.

Jordan Dowell & Paul Barnhill Both has poor communication skills. I called them to try and follow up with some emails / information about an loan and they are not return calls nor emails. As a customer this is bad service. Lima One Capital need to take pride into what they do . They need to contact there customer and communicate to customer to keep them in the loop . Please beware of this company . They have no communication skills and they are not depending .They don't return phone calls or emails . This is the worse company I have work with and Jordan Dowell & Paul Barnhill Both should be a shame of the poor service they have provided.

Predatory, unethical, misleading. Beware of doing business with Lima One. They lied (in writing, no less) about closing costs and PPP. Jared F and Nate T are beyond dishonest and unethical. Avoid at all costs. They were misleading and did not divulge accurate information, only revealing the truth shortly before closing.

Be aware! they are all nice and responsive with good rates and when time go and you commit to them they stop answer, rates are going up with no reason just keep moving you from one to another sales people and say I apologies for.... never again

I would recommend that borrowers do not work with LIMA ONE, especially if you are a person of color. Lima One redlined my call, by asking for tons of verification documents. Once all the verification documents was sent. They turned around and ask that the borrower bring an additional $60,000 to the table. Hence their LTV sent from 70 to 65%. This is the worse company to work with if you are looking for private money

Worst lender I have ever dealt with. Extremely poor communication on the fix and flip loan that we have processing with them. Worked with Elijah Reed. They asked for 27 of our past deals, full architectural plans, past permits from our general contractor, and other extremely extensive pieces of documentation before we even owned the home. We paid for 2 separate appraisals. They continued asking for new requirements through multiple closing dates- yes multiple because we had to push closing 3 separate times, and yet made no progress towards the end goal themselves. Did not communicate to title or even let title know they werent able to close on our closing date. Also took over 20 phone calls just to get a hold of any single individual in the company. The most absurd experience I have ever had the displeasure of having.
