I’m only writing this review in hopes of saving someone the heartache and stress that we went through during the home buying process by going with another lender besides Patty. I don’t like talking about people in a negative way, but Patty seriously lacked communication, consistency and accountability in our home buying process. The following are problems we had in regards to her services: 1. Upon getting pre-approved for a mortgage, Patty informed me over the phone I was qualified for $170k by myself (I can’t have my husband on my mortgage due to previous bankruptcy). A week later she said I was only approved for $120k and that she never said I was approved for $170k. 2. My MIL had to co-sign and a lot of the process is over email, sending documents via email and e-signing documents. Patty asked my MIL for items several times and asked her to complete documents, though the items had been sent and she had already signed and received confirmation of signing. So my MIL sent Patty back screenshots of the things already being sent/done so she would stop asking for it. 3. We required down payment assistance for our closing costs. We did not know until we had already put in an offer on our house, paid earnest money of $500, and also paid for our $350 inspection that the “down payment assistance” was a second mortgage that has to be paid back. I learned this through the underwriter (not Patty) when she asked us to sign a document stating we understand it’s a second mortgage and we will have to pay it back, etc. when I addressed it with Patty, she said “I’m sorry I thought I told you that the down payment assistance has to be paid back when you sell your house. You are not charged interest and you won’t have to make any payments on it. We can take it off if you want?” Which I replied “Well I don’t have an extra 7560.53 just laying around so we are forced to do it. I’m just frustrated this wasn’t communicated and I feel like I shouldn’t be surprised by things like this in an already stressful situation.” Which she had no reply to. 4. Legally I should have received a copy of the appraisal at least 3 days prior to closing. I had to ask Patty for it and I didn’t receive it until the day before closing. When I addressed her about it, she said, “I’ll have to send it to you again tomorrow. I have already left the office for the day.” As if she had already sent it, though she did not. My realtor also did not receive it. 5. I had to wire transfer funds from my bank (my bank is out of state) and Patty never told me anything about when to do that wire transfer. I had never done a wire transfer before and didn’t know until banks were closed the day before that it is a process and needs to be completed before closing. The title company was the one to inform me of this. Not Patty. I had also asked two days before how much I needed for closing since I have to have an exact amount for the wire transfer and the amount Patty told me was more than $2,300 more than what I actually needed. Good thing I verified with the title company the amount I needed. There is honestly probably more issues but this is what I can think of at the moment. Any of these one things may not be a huge issue if it was the only thing that happened but many of these issues are huge problems and conjoined make me never want to go buy a house through her again and I would never recommend her. Patty came highly recommended by two realtors I know personally and of course all of her good reviews online, so it was very disappointing to have the home buying experience we had. She is pleasant in nature and I don’t think she purposely caused us issues or stress and I don’t think it is due to her being overwhelmingly busy. Patty may have been a good option in years past, but now in 2023, I would strongly recommend going with another lender/loan originator.
This is the second time I’ve worked with Patty and she once again made a stressful process painless and easy. She got me the best rate possible and was availablew throughout the process, immediately answering and questions or concerns. Highly recommend.

Patty was wonderful to work with. She was definitely very helpful, knowledgeable and willing to explaining more as it was my first time buying a home. She made the process a lot easier and communicated very fast. Would definitely recommend her and her mortgage company to all friends and family
